False charges about a property I rented

In 2017, Jwc rentals charged me $1,972 for alleged repairs to a property I rented from them on Shoemaker Drive in Killeen Texas. When proof was provided showing that they lied about all the damages that needed repairs they refused to look at the proof and sent the $1,972 to collections and now my credit took a huge hit due to them lying about the so called "repairs" that they had done.

I tried contacting them about their lies but they refused to return any of my calls. JWC rentals is a disgraceful company and should be put out of business. There are many former tenants that they have done the same thing too and will continue to do the same thing to other tenants so they can keep security deposits and profit off of everyone else's losses. I want to sue this company for damages that my credit history has incurred due to their neglectful and abusive actions and all the suffering that they have put me and my family through.

I have tried to purchase the home in which we live in now and I cannot purchase it because JWC's $1,972 claim is now attached to my credit history and I cannot get a mortgage loan because lenders are worried that I will not pay the mortgage because it now looks like I owe for past rent even though I do not owe JWC

I own a duplex on this loop and was one of the first out of 6 properties at that time to move in so you could Ive been here since the beginning (2014/2015). Recently (two years ago) a family moved in and shows absolutely nothing but disrespect for the neighborhood. They let their guests park wherever and do illegal activites on the property (proven by ringbell of a customer of theirs stating what they want to the camera). JWC knows of all these issues and still to this day to nothing. This picture is a guest of theirs I had to deal with this morning who thinks her actions are justified.The police definitely set her *** straight. This is astounding to me that people think this is ok and with the amount of proof that has been previously presented to JWC they choose to do absolutely nothing but BS that something being done. I really hope karma comes and presents itself to those who deserve.

I ended up selling my house and knew that I would be moving in 10 months because my husband pcs'd to North Carolina and I decided to stay in Killeen so that I could finish working as a teacher. Because we were going to have to rent 2 different places we decided to go as cheap as we could possibly go. I rented a place in downtown killeen for $625 a month. My first impression with the company was horrible. My husband called ahead to get the keys to look at the house and the lady he spoke with said "it's available come get the keys." When I showed up to get the keys the lady at the front said that house was not available. I was very frustrated, but thought I hadn't been quick enough. I immediately called my husband and he called JWC back and they told him the house was available. I went in again to get the keys and the same lady as before told me I couldn't have them. Long story short my husband had to come in with me and point out what she was doing and then we got the keys. I think she was trying to save that house for a friend or something. The place in downtown Killeen really wasn't a bad neighborhood. However, the house I got was not cleaned when we moved in. There were stains all over the toilets, holes in the wall, *** punched through the door, the carpets needed to be replaced 10 years ago. There were between 50 - 100 dead cockroaches all over the floors. The carpets were heavily stained. It was clear that it had not been cleaned before us because there were small toys, hair pins, and beads all around the walls. Within the first few nights of moving in the air conditioning went out in the middle of August. They could not send someone to fix it for two days so I ended up staying in a hotel for 2 nights. It worked for a few days after being fixed and then broke again and I got to spend another 2 nights in a hotel (cheap isn't so cheap anymore). I got very very sick throughout the year. I am only 29, but I missed more days of work than I ever had in 5 years as a teacher. I am convinced that it is due to the black mold growing in the house. I ended up throwing away most items I had at the rental so that I would not transfer mold to my new home. So because my husband lived on the other side of the country I went and visited as often as I could and had very little in my rental. I am a very clean and tidy. I know I left that home better than I found it. I did what they asked in having the house sprayed for bugs and had the carpet cleaned (even though that wasn't done for me). I worked so hard at cleaning that house, but there was one thing I forgot to do. I forgot to wipe down the inside of the fridge and I thought about it as I was driving across the country, but I thought to myself "how much could they really charge?" The answer to that is well over $200. Not to mention I got hit with another $100 charge for holes in the walls that were there before I moved in. I knew I was only going to be there for 10 months so I didn't hang anything up. I do not recommend you lose this company unless you plan to forfeit all or part of your deposit. F.Y.I. USAA will pay for some of your rental claims for PCS moves as I thankfully found out from working with this lame joke of a company.

JWC CAN SUCK A ***

They towed my own car out of my own yard, with only a final notice with no name no phone number. When calling to find out if they put the note for 30 mins there they insured me it wasn't them and I should contact the police.

After talking to the police and confirming it wasn't the police. 3 Days later my car gets towed and when reporting it missing the police department informed me it was JWC leasing office. I called and all the guy could tell me is "SORRY" when I asked for the manager she told me she gets the calls for repo and she didn't talk to me so she couldn't help me and the first notice is in the lease and she couldn't ask her employees who talked to me. I put in so much work and money in fixing my car up and they never cared to ask me about it.

Never called or anything. They are some blood suckers, and if I ever catch any of those people outside the job its on I really wish one of them rude ladies would really come outside.

This is worse place ever, they are rude and don't want to do *** bout anything. No stars.

I don’t even know where to start with this company maybe I should start with how they just like to come in your house when you’re not around so I advise you to change your locks immediately their houses are infested with cockroaches so before you move in you might want to ask them to spray because after you move in they will tell you that you should’ve said that before renting the property and that it is now your responsibility to have the house sprayed if the plumbing backs up and you have *** in your bathtub and you ask for a plumber they will tell you that They can’t have one come out today the truth is one will never come out you’ll fix that *** situation yourself they’ll send you an email saying that there’s a schedule inspection and show up a day or two prior to the email and let them selves in your house if you’re not there if you’re smart you’ll stay the *** away from this crooked *** company Oh and one more thing if you do rent from them and you choose to renew your lease they’re going to charge you for another application fee and if you choose not to you’re going to post your house available two months prior to your lease being up

I called the night before about a property and to get keys. I was told I can check out keys from 10am-2pm. I drove an hour to get the keys to a property that was still showing vacant on the website at 11am. I go to get the keys and it’s unavailable. I informed the rude clerk I was informed the vacancy list was updated daily. She asked the date and it said yesterday’s date, her response was that’s the old one. 1) why wouldn’t you update the list BEFORE 10am when people are able to check out keys!!! You literally have to go inside and then take forever to look up each vacancy to see which one you want to check out. Then she asked for a government ID. I gave her my license and she says she keeps it. I asked if she can’t just take a photo ID because I will need this to drive. She said “no.” Then she tells me it’s $50 per key. I asked her “is it too much to ask that you all give all this information to people in the beginning so they can plan.” She said “if they ask, then yes.” I told her that not everyone does it their way and we don’t know what questions to ask. So they can give the information. I go and get the money, come back and get told by a diff clerk it’s either or. License or $50. The license will get you more than one key. She said it was on the paper and I told her I didn’t have a chance to read the 50 flyers with information when I walked up. They suck at customer service.

Not being treated fair

I been looking for a place for a month now with JWC but 99.9% of their places are on hold and today they gave me a key to view a place at 400 skyline in killeen told me it was available I looked at and went back to put my application in a lady came running in saying she was putting one in amd the guy told me I couldnt put one in because the lady was putting one in and I had to wait untill hers come back. that was odd because I never heard of that before so I left but I went back in and heard the lady tell her she was approved and they had just said they had to process her application monday but instead they gave her paperwork on how much she had to pay for prorated rent and pet deposit and everything they gave it to her today,so I wont be going back there itts a waste of time because they pick who they want to pick maybe it was a friend off the family I dont know but it was unfair they LIED !!!!!---

Absolute worst company in Killeen, TX

I am currently in a situation in which JWC Rentals or Jim Wright Company, is not only withholding our security deposit of $1500.00, but actually trying to charge use an additional $727 dollars, on top of the $300 non-refundable pet deposit. Why?

They are saying that there are a few patches in the yard, a nail was found in a door, and that the down stairs needed repainting. Our pictures (we took before moving in) show clearly that the "re-painting" should have been done prior to our arrival. The walls had so many miss-tinted paint touch-ups, scraps and scratches, nails and screws in the drywall, nasty paint in the utility room and on most of the doors and trim. The house is in a great neighborhood and we were paying $1595.00 per month for the first year, and extended our lease several months at $1645.00 per month during that period (While we waited for our new home to be built, we purchased it instead of renting again) The house we had been renting was the most expensive house on there rental property listings, and for the costs had many problems that should have been a red flag to us upon moving in.

The house had huge foundation problems that caused multiple, large cracks in the drywall. These had been repaired in the past, probably several times. We reported issues with squirrels eating wood along the roof line- damage was never repaired and as a result, water leaked down on corner inside the front office. This water damage was unknown to us because of a large cabinet that covered it.

We reported this damage as soon as it was found of course. Luck for us, the reported damage from the squirrels was obviously the cause of the leak. On top of all of this, they flat out refused to give us an itemized break down oof the work to be completed and the cost of each bit of this work, opting instead to simply bill us in a very generic format with a total price "for lines 2-13" with the online account simply stating that the security deposit of $2104.00 "Repairs." At this juncture, none of the work has be performed and we were given 14 days (13 by the time we got the letter) to pay the remaining balance or dispute the charges. After requesting the itemized list of costs, which was refused, we felt that they were going to use us as a means to repaint a property that was in bad need of painting at the time we moved in.

Our deposit money was going to be withheld from day 1, we never had a chance. I informed them of our intent to file a law suit if they were going to continue with the *** and to that end was told to leave their office. With this, I was informed that I would not get any of the information I requested and would have to try to get my lawyer to get it from them. With a 'small claims' type case, attorneys are not needed, so I requested the information, and from my research, it seems that I am entitled to the list of work and broken down invoice of costs, whether we planned to sue or otherwise.

I am now thinking that this matter will require more than a lower court decisions (if found in our favor) to help us due to the inability to force a settlement to be paid. I am hoping a lawyer out there will read this ASAP and perhaps be able to provide some insight into the situation. JWC is a terrible company and I would NEVER recommend renting from them. I cursory search on their past behavior and treatment of tenants would have saved us a lot of heartache.

Jim Wright, JWC, JWC Rentals, Jim Wright Real-Estate, whatever name this company is actually using, is the *** rental company I have ever dealt with in my life. They lack the ability to understand or act upon their customers' concerns. They are inept when it comes to repairing issues with their properties and many many many times over, you will find reports and reviews stating the dishonesty and down right *** they inflict upon those who use them as both rental and property management resources. We have all intentions to sue, and I feel that the sheer number of photographs (all containing the metadata backing up date/time and locations) will show that they are 100% in the wrong.

I have no doubt that our case is solid. With this said, I would rather have every penny of a settlement go to an attorney rather than pay JWC one more *** cent.

My husband and I were stationed in fort hood. We rented a house for 11 months. Then he got deployment orders. So we gave them two week notice because that's when he got the orders. A month later i got a letter in the mail with all kinds of deductions fees that were not true. I even have proof that some are wrong & lies because i took pictures of the house and lawn the day we moved out. We left the house the same way that it was when we moved in, if not better! The people that work there are so rude and stuck up. Out of our $800 dollar deposit, we got $60 dollars back, And we're having to pay another months rent and we're not even living there. We will never rent from here again. They just abuse military families and think that they can take all our money and that we will go ahead and pay it. There's a few other things that happened also, i would love to give my experience in a law suit against them so feel free to contact me. This place doesn't deserve to even be running. One of the deductions was that the lawn wasn't mowed and taken care of. We mowed it the day before we moved out and here is the picture to prove it.

I'm a 19 year old with a special needs child. This is my first apartment. They filed an eviction on me for $100 they could have easily told me about. We went to court and the judge told us to make an agreement. They told me that if I paid so much money by a certain date that the eviction would go away, everything will go back to normal, and I can continue to live out my lease. BUT ABSOLUTELY REFUSED TO PUT ANY OF THIS IN WRITING. WHY??? I went and gave them half of what the judge ordered and they refused to give me the verbal agreement in writing and took my money... I'm skeptical about giving them the anything else because I think they're going to throw me out anyway. Because if that wasn't the case why not put what iwas told by both property managers in writing right? Because These people have a totally motive from what we discussed... that's why they run almost all of Killeen. Because they've been doing this to people for years..

Class Action Litigation?

Like many of the comments regarding JWC Rentals a/k/a Jim Wright Company, it is my personal opinion that they are not being fair and honest with tenants when it comes to the return of their security deposit. Here's a common perceived thread: in addition to taking improper deductions from tenant security deposits (most times all of it), they also "tack on" other fees in order to generate revenue by demanding more monies from ex-tenants for non-legitimate charges in violation of normal wear and tear allowed by law.

Then even though the tenant disputes the fees and the security deposit disposition they list the "alleged debt" with collection agencies and credit bureaus. These same set of circumstances happened to us after a 2 year rental: a one year lease with a one year extension. Didn't miss any rent payments, kept property in good condition including mowing the large 1.2 acre lawn. One of the most insulting "charges" was for 5 blinds in the amount of $500+!!!

Ludicrous. We have complained to the Texas Attorney General, the Texas Real Estate Commission, and the Commander of Ft. Hood. We really would like to talk with others who we perceived as being victimized by this company just like us.

We want to litigate these issues. However, in order for the litigation to be effective it should be done in a class action lawsuit (strength in numbers) so to speak. We should not allow them to divide and conquer us.

The Worst Comoany to Rent From!

My husband is a service member. We rented a duplex from jwc needing to get into the property quick.

The residence move in inspection was very detailed with pet stains, scratches, broken toilets, etc. my husband caught orders to California on October 7, we gave JWC the notice of us needing to be out of the property October 31st. One month before our 1 year lease was up. The Manager herself told us not to worry about it we were exempt from the broken lease due to military reasons.

Here we are November 29th JWC is charging us $900 for rent of November as well as all the broken stained and dirty stuff in the duplex that was already documented. We professionally got the carpets cleaned and cleaned the whole duplex top to bottom! They are not even reasoning with us! I would never recommend JWC to anyone especially Military service members!

They will take advantage of you! They will charge you for things they were not able to fix from prior tenants. They are very unprofessional and use words most can not understand.

They have hung up on me and need to be out of business! DONT RENT OR BUY FROM JWC THEY ARE THIEVES!!!

As you may have guessed the letter to General Abrams didn't even elicit a response let alone any action taken on my complaint. So much for your commander going to bat for you ladies and gentlemen.

At the very least he could have forwarded my complaint to the public opinions officer or even base legal.

Nope. Apparently its just too much to ask.

Please contact me regarding your JWC Rental complaint if you haven't already. I am looking into a possible class action suit because I believe it is customary for this company to sham tenants out of their security deposit and inflate damage charges to bilk tenants out of more money.

I want in on it, I gave a 30 notice after renting for almost 3yrs...I did a basic clean removed all trash, vacuumed every room (carpets were not that bad because I had them cleaned every 3-4 mths) my final bill was over 2,000.00 after my $745.00 deposit! The house was old, they didn't paint before I moved in so I didn't paint when I left, I know 4 other people who got screwed as well. There is no way it cost so much to do do little!

5 year rental screwed!

Rented a home in Killeen, from jwc, took care of this home as if it was my own for almost 5 years (military). Fixed any issues, well maintained inside and out. Moved all of our property out of the home because of pcs. My spouse and I cleaned for almost 3 days. And of course screwed over almost 500 dollars because there was a door stopper that was missing the home was not cleaned properly and some other non-sense! So out of our 800 dollar down payment we only got 260 dollars back. Renters be aware I recommend go to another realty company!

Please contact me about your complaint with JWC. We are investigating the many complaints against tenants (keeping security deposit) and other made up "tacked on charges".

We are wanting to file a class action lawsuit. This abusive business practice has got to stop.
